Installiation:
1. Download and Instal Map Builder from this link: https://it.gta5-mods.com/tools/map-builder
2. Download and Instal Menyoo Spooner from this link: https://it.gta5-mods.com/scripts/menyoo-pc-sp
3. Download and Instal Open IV from this link: https://it.gta5-mods.com/tools/openiv
4. Copy "Huge Beach House Vehicle" to spooner folder in menyoo spooner in the GTA V folder
5. Copy and paste folder "custom_maps" to: mods\update\x64\dlcpacks\ using OpenIV
6. Add "dlcpacks:\custom_maps\" in dlclist.xml using OpenIV to: mods\update.rpf\common\data\
7. Open the game
8. Load Huge Beach House Vehicle from menyoo spooner in the object spooner and mange saved file
9. Enjoy the house and all the vehicle

Did all the steps correctly, Nothing loaded in but the helicopter!
Check to have all the request mods install @vultxre
i am doing all the steps and when i loading the map some graphics like floor and road is not appear!!!
